This is a sale of your home plus a lease — it is not a loan, mortgage, or refinance. You are selling your home to Mainstay and renting it back.
The sale is permanent and one-way. There is no repurchase, buyback, or option to reacquire the home, and we make no such guarantee.
Every number we show you is a non-binding estimate, subject to inspection and final agreement. Photo-influenced figures are preliminary — an inspector sets the final value.
You give up future upside. When you sell, you forgo future appreciation on the home and any equity above the purchase price. In exchange you receive cash now, a paid-off mortgage, six months of prepaid rent, and the right to stay.
Our fee is 2.9% of the purchase price, withheld from your proceeds, and disclosed before you commit to anything.

How your money is handled

At closing, the proceeds from the sale of your home are applied in this order: your mortgage and any liens are paid off in full; the Mainstay fee (2.9% of the purchase price) is withheld; six months of rent is prepaid up front to Mainstay; and a one-month security deposit is held. Whatever remains is paid to you as cash at closing.

The six months of prepaid rent is paid to Mainstay at closing from your proceeds and applied to your first six months of rent. The precise terms — including treatment if the lease ends early — will be described here and in your final agreement.

Any transaction is governed solely by a separate written purchase agreement and lease executed by both parties.

Privacy Policy

We collect the information you provide through the estimate tool and contact forms — including your name, contact details, address, and the figures you enter — to prepare your estimate and to follow up with you. We use a vision model to assess the condition of photos you choose to upload; this produces a preliminary condition signal only. We do not sell your personal information.
